Looks like the Cotai Strip condos are back up for sale.  From today’s LVS filing:

On October 29, 2008, the office of the Secretary for Transportation and Public Works for the Macau Special Administrative Region of The People’s Republic of China (the “Macau Government”) published an amendment (the “Land Concession Amendment”) to the Land Concession by Lease (the “Land Concession”) between the Macau Government and Venetian Cotai, Limited (”VCL”), an indirect wholly-owned subsidiary of Las Vegas Sands Corp. (the “Company”) in Macau’s Official Gazette (the “Official Gazette”).

The Land Concession Amendment separated the retail mall use from the hotel use for Lot II (the “Four Seasons Macao Hotel”) and authorized VCL to subdivide the Four Seasons Macao Hotel into four independent strata title units consisting of the following: (i) a five star hotel, including gaming areas, entertainment, leisure, restaurants and other supporting areas (112,167 square meters); (ii) a four star apartment-hotel, which corresponds to the most luxurious classification of apartment-hotel permitted in Macau (101,028 square meters); Read more

Las Vegas Sands Corp. announced today that the government of the Special Administrative Region of Macao has approved the legal separation of the company’s Four Seasons apartment hotel tower from the other components of its Four Seasons parcel on the Cotai Strip®. The legal separation of the property will allow the company to transfer the apartment hotel building into a separate cooperative holding company and to sell cooperative interests in the tower in a manner similar to the way apartment units are sold in New York City and other international locations. In addition, the approval from the Macao government clears the way for the company to monetize the cash flow generated by The Shoppes at Four Seasons, its 200,000 square foot luxury retail mall, which is also located on the Four Seasons parcel. A week before the opening of Las Vegas Sands’ newest $1 billion addition to Macau’s Cotai Strip, company President Bill Weidner downplayed Chinese media reports that the government wants to slow visitation into the gambling enclave.During a conference call Wednesday to discuss the Aug. 28 opening of the 360-room Four Seasons Macau, which is attached to the company’s massive 3,000-room Venetian Macau, Weidner said the bulk of the company’s Chinese visitors come from areas of the country that would not be affected by government-imposed visa restrictions.

Weidner also said company officials aren’t even sure China wants to enact the restrictions.

“This would be the fourth wave of visa restriction tweaking since 2000,” Weidner said. “I think the primary reason is they want to separate the wheat from the chaff. The restrictions are aimed at bringing a higher quality of visitors.”   Read more

Four Seasons Hotel Macao announced it is scheduled to be open mid-2008 on The Cotai Strip®. This will be the third hotel casino to open in Cotai - in case you’re counting. I’ve read reviews where people think the Venetian Macao is too big, is dead at times, etc. Don’t forget they built it for another 20-30,000 nearby hotel rooms that will open over the next few years.
